Terms of Service

Clear expectations make better beginnings

Terms of Service

These terms explain how this website may be used, what its real estate resources can and cannot promise, and where a conversation becomes a formal professional relationship.

Effective and last updated: November 4, 2026

The short version: You are welcome to use this website for lawful personal research and to begin a conversation. Website content is educational, property information must be independently verified, and submitting a form does not by itself create an agency relationship or replace a written agreement.

1. Acceptance of These Terms

These Terms of Service (“Terms”) govern your access to and use of aplacetocallhomewithamy.com and its pages, forms, features, content, and links (collectively, the “Website”). By accessing or using the Website, you acknowledge that you have read and agree to these Terms and the Privacy Policy .

If you do not agree, do not use the Website. You must be at least 18 years old or have the legal capacity and authority necessary to use the Website and submit an inquiry.

2. Website Operator and Licensing

The Website is operated by Amy Rauccio, REALTOR®, an Indiana-licensed real estate broker affiliated with Trueblood Real Estate. Amy Rauccio provides licensed real estate brokerage services only in Indiana and only through Trueblood Real Estate.

Trueblood Real Estate is licensed in Indiana and Kentucky. This Website does not represent that Amy Rauccio is personally licensed in Kentucky or in any state other than Indiana. Nothing on the Website is an offer to provide brokerage services in a jurisdiction where the applicable professional is not properly licensed.

The REALTOR® designation is a collective membership mark used by qualified real estate professionals who are members of the National Association of REALTORS® and agree to its Code of Ethics. Use of the designation does not imply endorsement of this Website by the National Association of REALTORS®.

3. Informational and Educational Use Only

Website content is provided for general informational and educational purposes. It is intended to help visitors identify questions, understand common real estate concepts, and consider possible next steps. It is not a substitute for advice tailored to a specific property, transaction, contract, financial situation, or legal issue.

Unless expressly stated in a signed written agreement, Website content does not constitute legal, tax, accounting, investment, lending, appraisal, engineering, environmental, insurance, title, construction, inspection, zoning, or other specialized professional advice. Consult an appropriately licensed or qualified professional before acting on information within those fields.

Real estate markets, loan programs, interest rates, governmental programs, laws, regulations, eligibility standards, events, business information, and external resources can change without notice. You should verify current requirements with the responsible source.

4. Agency Relationships and Written Buyer Agreements

No Agency Relationship From Website Use

Visiting the Website, searching properties, downloading information, sending an email, submitting a form, scheduling an introductory conversation, or receiving a general response does not by itself establish a broker-client relationship, agency relationship, fiduciary relationship, contractual relationship, or obligation to provide representation.

In Indiana, real estate representation must be established through an appropriate written agreement. Any agency duties, scope of services, term of representation, compensation, consent, conflicts, and other material terms will be governed by the applicable signed agreement, Indiana law, brokerage policy, and transaction documents—not these Website Terms.

Do not send confidential negotiating positions, access codes, financial account information, or other highly sensitive information before confirming that an agency relationship exists and receiving instructions for a secure method of communication.

Written Agreement Before Touring a Home

When a buyer chooses to work with Amy Rauccio to identify properties, arrange showings, or receive buyer-representation services, an appropriate written buyer agreement must be reviewed and signed before Amy conducts an in-person or live virtual tour of a home with or for that buyer. Property showings cannot be scheduled or conducted until the required agreement is in place.

Indiana law requires written agreements to formalize buyer agency relationships. In addition, applicable REALTOR® and MLS practice requirements call for a written buyer agreement before a real estate professional who is working with a buyer tours a home with the buyer, whether the tour is in person or live and virtual.

Written Does Not Automatically Mean Exclusive

The requirement for a written agreement does not, by itself, require every buyer to enter into the same type of relationship. Subject to Indiana law and brokerage policy, a buyer agreement may be exclusive or non-exclusive and may be limited by time, geographic area, property, or services. The agreement’s duration, scope, services, termination provisions, and compensation are negotiable and should be discussed before signing.

A buyer should read the entire agreement, ask questions, and sign only after understanding the relationship and accepting its terms. Broker compensation is negotiable and is not set by law. The written agreement will explain the buyer’s potential compensation obligation and how compensation from a seller, listing broker, or other source, if available and agreed upon, may be applied. No particular third-party payment or seller contribution is guaranteed.

Open Houses and Introductory Conversations

A visitor generally does not need to sign a buyer agreement merely to attend a publicly advertised open house independently or to have an introductory conversation about an agent’s services. Different rules may apply once the visitor asks the agent to provide buyer services, identify properties, arrange private tours, or otherwise begin working on the visitor’s behalf. An agent hosting an open house or providing access solely on behalf of the seller does not thereby become the visitor’s buyer representative.

Before the first private showing: Amy will explain the available buyer-agreement options, answer questions about scope, compensation, and termination, and provide an opportunity to review the agreement. The purpose is clarity—not a surprise signature in a driveway with the porch light judging everyone.

5. Property Listings, Searches, and MLS Information

Property searches and listing information may be provided by or link to RealScout, participating multiple listing services, brokerages, listing brokers, public records, builders, sellers, and other third parties. This may include information originating from IRMLS, LBOR, or another applicable data source.

Listing information is deemed reliable when obtained from customary industry sources but is not guaranteed. Price, availability, status, dimensions, acreage, square footage, room count, school assignment, taxes, assessments, zoning, utilities, association information, property condition, permitted use, incentives, and other details may be inaccurate, incomplete, delayed, estimated, or changed without notice.

A listing displayed on or linked from the Website is not a promise that the property remains available, an offer to sell, a guarantee that an offer will be accepted, or a representation that the property is suitable for a particular person, financing program, or use. Buyers and sellers should independently verify material information through inspections, surveys, title work, public records, qualified professionals, and transaction documents.

Listing data, photographs, remarks, and compilations may be owned or licensed by the applicable MLS, listing broker, photographer, property owner, or platform. They may be used only for lawful, personal real estate research and may not be scraped, republished, resold, or commercially exploited without authorization.

6. Community, School, Employment, and Event Information

Community pages are designed to help visitors begin independent research into counties, cities, towns, employers, transportation, healthcare, schools, libraries, parks, events, dining, shopping, nightlife, faith or reflection resources, veterans’ services, and other local topics.

This information is general, may change, and does not constitute a ranking, endorsement, or representation concerning neighborhood quality, safety, property value, school quality, demographics, employment availability, accessibility, or suitability for a particular person or household. School boundaries and enrollment requirements can change; verify them directly with the applicable school corporation. Verify events, hours, services, and employment opportunities with the responsible organization.

Visitors should choose the locations and criteria important to them and consult neutral public resources when researching crime, demographics, schools, environmental conditions, transportation, or other community characteristics. Real estate guidance will not be provided in a manner that violates fair housing law or directs a person toward or away from an area based on a protected characteristic.

7. Equal Housing Opportunity and Fair Housing

Real estate services are offered without discrimination based on race, color, religion, sex, disability, familial status, national origin, or any other characteristic protected by applicable federal, state, or local law.

Users may not use the Website, its forms, property information, or communication tools to make discriminatory requests, publish discriminatory content, restrict housing opportunities unlawfully, or engage in conduct that violates fair housing or fair lending law.

8. Financing, Building, Inspections, and Other Professionals

Website information concerning cash purchases, conventional loans, FHA, USDA, VA, construction financing, down payments, credit, inspections, appraisals, insurance, title, builders, contractors, warranties, construction timelines, or closing costs is general educational information only.

Loan approval, rates, payments, eligibility, property requirements, and program availability are determined by lenders, governmental agencies, and other responsible providers. Construction cost, feasibility, completion, quality, and timing depend on the land, builder, contract, permitting authorities, utilities, inspections, weather, materials, financing, and other circumstances.

You are responsible for selecting and evaluating lenders, inspectors, title companies, attorneys, builders, contractors, insurers, and other professionals. A resource or referral does not guarantee or warrant that professional’s availability, licensing, pricing, conduct, advice, or work.

9. Illustrative, Stock, Enhanced, and AI-Generated Imagery

Some Website images and videos are used for educational, conceptual, lifestyle, or decorative purposes and may be stock photography, digitally enhanced, composited, staged, or generated with artificial intelligence. Such imagery may illustrate a general idea—such as building, selling, Indiana living, community events, or home maintenance—and may not depict a specific property, location, event, person, business, or present condition.

Illustrative imagery is not a representation, warranty, or promise regarding the appearance, features, condition, surroundings, view, availability, construction, or future result of any property. Listing-specific photographs and media remain subject to their source information, applicable permissions, and the verification provisions in these Terms.

10. Forms, Electronic Communications, and Consent

When you submit a form, you represent that the information is accurate to the best of your knowledge and that you are authorized to provide it. You authorize a response using the contact information and method you select. Submitting a form does not obligate you to purchase services and does not guarantee representation, a showing, financing, a valuation, a response within a particular time, or any transaction result.

If you separately consent to text messages, message frequency may vary and message and data rates may apply. Reply STOP to opt out or HELP for assistance. Consent to marketing text messages is not a condition of purchasing services. Email marketing may be discontinued through the unsubscribe method provided or by contacting us.

Electronic communications can be delayed, intercepted, misdirected, or compromised. Do not use ordinary forms, email, or text to transmit Social Security numbers, bank account details, passwords, access codes, payment-card information, government identification numbers, or wiring instructions.

11. Important Real Estate Wire-Fraud Warning

Never rely solely on an email or text to send money.

Criminals may impersonate real estate agents, brokerages, lenders, attorneys, or title companies and send convincing instructions directing funds to a fraudulent account. Wiring instructions and any change to payment instructions must be independently verified by calling the responsible title company, lender, brokerage, or closing professional at a trusted telephone number obtained from a previously verified source—not a number contained in the message requesting the transfer.

Amy Rauccio and this Website will not use a public website form to request that you transmit funds, passwords, or complete banking credentials. If you receive a suspicious request, do not reply, click links, or send funds. Contact the known transaction professionals immediately using independently verified contact information.

12. Acceptable Use

You agree not to:

  • Use the Website for an unlawful, fraudulent, discriminatory, abusive, or misleading purpose.
  • Submit false information, impersonate another person, or misrepresent your authority.
  • Attempt to gain unauthorized access to an account, form, server, database, email system, or restricted feature.
  • Introduce malware, malicious code, excessive automated requests, spam, or technology intended to disrupt the Website.
  • Scrape, harvest, copy, download, index, or extract Website, listing, contact, or MLS data through automated means except as expressly authorized.
  • Copy, republish, resell, alter, or exploit Website content or imagery in violation of intellectual-property or contractual rights.
  • Use property information or communication tools to engage in unlawful discrimination, harassment, stalking, or invasion of privacy.
  • Interfere with another person’s use of the Website or attempt to bypass security or access controls.

Access may be limited or blocked when reasonably necessary to protect the Website, users, service providers, data, legal rights, or professional obligations.

13. Intellectual Property

Except for content owned or licensed by third parties, the Website’s original written content, page design, branding, graphics, educational materials, selection and arrangement of content, and other original elements are owned by or licensed to the Website operator and are protected by applicable intellectual-property laws.

You may view, print, or save a reasonable portion of Website content for your personal, noncommercial real estate research. You may not reproduce, distribute, publish, publicly display, sell, sublicense, create derivative commercial materials from, or remove ownership notices from Website content without written permission from the applicable rights holder.

Third-party names, logos, listing data, trademarks, photographs, maps, and content remain the property of their respective owners. Nothing in these Terms transfers ownership or grants a license beyond the limited personal use expressly described above.

14. Information and Materials You Submit

You retain ownership of information and materials you lawfully submit. You grant the Website operator, brokerage, and necessary service providers limited permission to receive, store, reproduce, transmit, and use those materials only as reasonably necessary to respond to you, provide requested services, operate and secure the Website, maintain appropriate records, and comply with law.

Do not submit content you do not have the right to provide. You are responsible for ensuring that a submission does not violate another person’s privacy, confidentiality, contractual, copyright, trademark, or other legal rights.

15. Third-Party Websites, Platforms, and Resources

The Website may link to or use RealScout, Follow Up Boss, Google, governmental agencies, MLS resources, social media, maps, lenders, builders, inspectors, title companies, employers, event organizers, community organizations, and other third-party services.

These links are provided for convenience and education. Unless expressly stated, a link does not mean that the Website operator or Trueblood Real Estate controls, endorses, guarantees, or assumes responsibility for the third party. Third-party services have their own terms, privacy policies, data practices, availability, pricing, and security. Your use of those services is governed by their terms.

16. Privacy

The Website’s collection and handling of personal information is described in the Privacy Policy , which is incorporated into these Terms by reference. Please review it before submitting information.

17. Accessibility

The Website operator seeks to provide an accessible and useful experience. Technology, third-party content, and individual assistive needs can vary. If you encounter an accessibility barrier or need information in another reasonable format, contact us using the information below and describe the page, feature, or material at issue. Reasonable efforts will be made to provide assistance or an alternative method of access.

18. Disclaimer of Warranties

To the fullest extent permitted by applicable law, the Website and its content are provided on an “as is” and “as available” basis. Although reasonable efforts are made to provide helpful and accurate information, no warranty or representation is made that the Website will be uninterrupted, error-free, secure, current, complete, accurate, suitable for a particular purpose, or free from harmful components.

No oral or written information obtained from general Website content creates a warranty not expressly included in a signed transaction or service agreement. Nothing in these Terms excludes a warranty or right that cannot lawfully be excluded.

19. Limitation of Liability

To the fullest extent permitted by applicable law, Amy Rauccio, Trueblood Real Estate, and their respective owners, personnel, contractors, and service providers will not be liable for indirect, incidental, special, exemplary, punitive, or consequential damages, lost profits, lost opportunities, loss of data, or losses arising from reliance on general Website content, third-party information, unavailable or inaccurate listing information, unauthorized access, or interruption of the Website.

These limitations do not apply to liability that cannot lawfully be limited or excluded. Transaction-specific rights and responsibilities are governed by the applicable signed agreements and law.

20. Indemnification for Unlawful Misuse

To the extent permitted by law, you agree to be responsible for claims, losses, or reasonable costs arising from your intentional or unlawful misuse of the Website, your material violation of these Terms, your infringement of another person’s rights, or content you submit without authorization. This provision does not require you to indemnify a party for that party’s own unlawful conduct, gross negligence, or willful misconduct.

21. Governing Law and Venue

These Terms are governed by the laws of the State of Indiana, without regard to conflict-of-law principles. Subject to any law that requires otherwise, a legal action concerning the Website or these Terms shall be brought in a court of competent jurisdiction located in Tippecanoe County, Indiana, or the applicable federal court serving that area.

These Terms do not alter any dispute-resolution process contained in a separately signed brokerage, transaction, vendor, or service agreement.

22. Changes to the Website or These Terms

The Website, features, content, resources, and these Terms may be updated, suspended, or discontinued when reasonably necessary. The current Terms will be posted on this page with an updated effective date. Continued use after revised Terms are posted constitutes acceptance of the revised Terms to the extent permitted by law.

Provisions that by their nature should survive termination—including intellectual-property, disclaimer, limitation, governing-law, and responsibility provisions—will remain effective after access ends.

23. General Provisions

If a provision of these Terms is found unenforceable, it will be limited or removed only to the minimum extent necessary, and the remaining provisions will continue in effect. A failure to enforce a provision is not a waiver of the right to enforce it later.

These Terms and the Privacy Policy constitute the agreement governing general Website use. They do not replace or modify a separately signed agency, brokerage, purchase, listing, construction, financing, vendor, or transaction agreement. Headings are provided for convenience and do not limit the meaning of a provision.
